Little Barton is a single storey cottage adjacent to the main house. This sumptuous accommodation comprises a large living area, full size kitchen and dining room, double bedroom with luxury en suite bathroom, large front porch, and a walled garden. The cottage sleeps two people. Additional guests enjoy their own en suite room in the main house, at preferential room rates.
The cottage has a lovely contemporary feel, with travertine flooring throughout and under-floor heating . The Shaker-style kitchen with views to the River Exe is fully equipped and the the pine table in the double aspect dining area seats four. The large south facing porch makes an ideal spot for morning coffee. The thatched village of Bickleigh is nearby with its castle, mill, railway centre, and much photographed 14th-century bridge. Local inns and Bickleigh Mill offer good food at reasonable prices and Yearlstone Vineyard offers wine tasting, food, and tours.
Centrally situated, East Barton provides the ideal base for touring Exmoor and the North Devon coast and Dartmoor and the south coast - in fact, just about all of the glorious West Country!

We do not have any family rooms.



We purchased East Barton in 1988 along with 25 acres of pasture and woodland. Jim has painstakingly extended, rebuilt, and renovated the 150 year-old stone farm house and shipham (barn) to provide a lovely country residence with luxury B&B en suite rooms and now the self-catering cottage adds flexibility to our accommodation.
All guests are welcome to explore the garden and grounds (some steps involved). If we are available, guests may enjoy walking about the original 15th century farmhouse which is now a grade 2* listed building.
A walk up the hill through the fields is rewarded by further views of the river and Exe Valley. Wildlife abounds: buzzards, foxes, and deer are often seen; swallows and house martins are our non-paying summer visitors.
We have an area to dry boots, outdoor gear etc. and facilities to store cycles.
There is ample off-road parking (steps with handrail).

East Barton is conveniently situated in the Exe valley 3 miles south of Tiverton, just a short drive from the M5 (Junction 27). It is the ideal holiday base for exploring Devon.
Road Directions
From M5 Junction 27, A361 to Tiverton then Bickleigh A396 for 5 miles. East Barton is on the right a mile before the Trout Inn and Bickleigh Bridge.

The nearby thatched village of Bickleigh, has a mill, railway centre and much photographed 14th century bridge. Bickleigh Mill has a gift shop, farm shop, tea rooms, and restaurant (evening meals, too). The award-winning Yearlstone Vineyard is a couple of minutes drive and offers wine tasting, tours, and cafe. The market town of Tiverton has an interesting museum, castle and canal with horse drawn barge, and Tivoli cinema. Mid Devon is a mecca for those interested in heritage and historic houses; Killerton NT, Knightshayes NT, and Fursdon House are all within a 15 minute drive. There are many gardens open under the Yellow Book scheme.
The cathedral city of Exeter (why not take the bus) is 9 miles south: St. Peter's Cathedral is a fine example of late medieval architecture; the guided Red Coat walking tour of the city includes visiting the underground medieval passages and a trip around the Royal Albert Museum is free. There is a varied selection of shops, cafes, cinemas, a theatre and a riverside walk and quay.
There are many way marked walks. The Exe Valley Way runs past on the opposite side of the river.
The A396 north leads to Dulverton, Tarr Steps, Exemoor, and the beautiful north coast.
The A396 south leads to Dartmoor National Park, Exmouth, Sidmouth, and Jurassic Coast.

The cottage is for holiday lets only. The period booked and the total number of people shall not exceed that stated without prior agreement by ourselves.
Telephone or e-mail reservations must be immediately followed by one third deposit of the full amount within one week. The balance to be paid 8 weeks prior to the holiday start date. If the booking is made within 2 months of the start date full payment will be required.
Your deposit will be non returnable in the event of your cancellation, unless we can re-let the cottage for the same dates, less an £10.00 administration fee .
The cottage will be available from 4.00pm on the day of your arrival. The cottage must be vacated by 10.00am on the day of your departure.
The cottage must be left in a clean and tidy state. Any loss or damage to the premises, fixtures or fittings must be notified to us immediately. It is often easier and more cost efficient for us to clean or repair any accidental damage immediately. Any such loss or damage may need to be paid for.
We reserve the right to enter the cottages at any time for the purpose of inspection or to carry out repairs to the property, fixtures or fittings.
We cannot accept responsibility for any loss, damage or injury to any persons or goods howsoever caused.
In the unlikely event that we have to cancel your booking for whatever reason our liability shall only be to return all monies paid.
Sorry no pets. No smoking in the cottage.
Extra charges
Wi-Fi use: Wi-Fi is provided for internet searching and email connectivity, not for movie or other downloads or activity that exceeds reasonable use. Any excess charges will be passed on.
Extra Guests: The cottage is designed to sleep up to two people only. We will willing accommodate additional guest(s) in the main house on a bed & breakfast basis or bed only rate.
There is a generous energy allowance of £20.00 per week (gas and electricity) additional gas will be charged at cost.
Every effort has been made to ensure that you have an enjoyable stay, should an unforeseen problem arise we live on site and should be able to resolve it immediately.
Arrival - Your room will be available after 4.00pm. Please advise time of arrival if after 6.00pm
Departure - 10.30 am on day of departure please
Deposit refundable if notification is received 7 days prior to due date of arrival and if the room is relet.
Sorry we do not have credit card facilities. Cheque or cash on arrival please.
Breakfast is served at an agreed time between 7.30 and 9.00am
There are steps down from the car parking area.
